New Construction

Marion Public Library

After the 2020 derecho tore through Marion, Iowa, the already aging Marion Library took on damage. We were thrilled to partner with the Marion Public Library to build a new library across the street from the original location. The design of the new space was not just a warehouse for books, but an active place and community hub for the city of Marion where people of all ages can congregate and learn.

The two-story, 50,000-square-foot library features modern, open spaces with floor-to-ceiling windows, giving a bright and welcoming feel. The first floor includes a large community room with a demonstration kitchen for meetings, classes, and other programming, as well as a cozy reading area with a double-sided fireplace.

With special attention to cater to families with young children, the second story features various spaces that function for the entire family unit including adult workstations with conjoining playpens, an indoor playground area, and a children’s programming room.

Other notable spaces include a second-floor terrace, various tech spaces, study rooms, and conference rooms. “I think this library will be a model for all libraries in the future,” said Marion Mayor Nick AbouAssaly. We sure think so, too!

Northwest Bank | Hungry Hobo

As a Bush Construction design-build project, our Bush design and construction teams worked together to create a retail center that would fit with the current building located on this property.  This single-story, wood-framed building served as an additional location for Hungry Hobo and included a shell space that could be leased out to a second tenant in the future. (Baja Tacos and Shots) The customer’s priority was to create spaces to be leased by businesses that would complement the surrounding area.

Late city approvals put our schedule off track.  Our team worked hard to put a plan in place to attain the owner’s aggressive finish date requirement and through internal collaboration and creative strategies, our team pulled it off!

SAU Assumption Wrestling

To accommodate the first-ever wrestling team at St. Ambrose University, Bush Construction completed the new wrestling training facility. The project includes men’s and women’s locker rooms, four offices for the coaching staff, and three full-size wrestling mats. Assumption High School will also be utilizing this space for their wrestling team needs.

The Refuge Church

This project is a premanufactured metal building. This new construction church space included a lobby/overflow room, the worship hall, classrooms, a nursery, a kitchen, and offices. After erecting the metal building structure and finishing the worship space and lobby, the Bush team coordinated with the church congregation as they assisted on the build-out of the other half of the building. Church volunteers handled various parts of construction from the framing/drywall to the mechanical, electrical, and plumbing systems in the classrooms and offices. The finished building was 10,387 SF in total.

The Bush Construction team used their creative, problem-solving skills while undertaking the site work on this greenspace lot. The site had been stripped of topsoil and was close to the river, which meant the grade of the building was basically bedrock. This created a storm drainage issue with hills on two sides of the property. Our team raised the building elevation and added a berm along the high edge of the property line to redirect any water to the retainage pond. In the end, this solution ensured the property stayed dry and it also ended up saving the owner money from the original site plan.

Midwest Medical Clinic

The Midwest Medical Clinic contains a lavish front office, followed by 10 exam rooms, procedure rooms, labs, and staff support areas. There is an additional 5500 SF of multiple medical office tenant spaces with dedicated entry options.

The Bush design team studied the path a typical patient would take at the facility to arrive at an efficient layout that is also scalable for future needs. Attention to aesthetics and visibility is one of the key drivers making this project a landmark establishment.

Pour Bros. Craft Taproom

Pour Bros. Craft Taproom opened its third location in Downtown Moline in 2022 with the help of the Bush Construction and Design team.

When opening its doors in Peoria Heights, Illinois, in 2016, Pour Bros. Craft Taproom was Illinois’ first self-serve bar featuring pour-your-own technology. Founders Nathan Monroe and Rob Mathisen have combined modern technology with old-fashioned service to create a truly unique experience. They also believe and invest in communities that embody rich histories and beautiful stories like those of Peoria Heights, Champaign, and now Moline.

Pour Bros. occupies close to 4,000 ground floor square feet at 1209 4th St., Suite 2, in Moline. The development collective is known as The Q and is also home to The Element Hotel, Urban Farmhouse, and a future hub to hub to passenger rail service.

Bush Construction built a 26-foot-long bar with a subway tile backsplash. Tables were made from repurposed semi-truck flooring to fill the floor, created by West End Salvage in Des Moines. Murals and artifacts paying homage to Moline create a homey atmosphere.

Our design team did an excellent job of creating an eclectic combination of concrete floors, metal, wood, tile, and artwork blend together to create an inviting and relaxed space. The large room is a mixed-use area consisting of vintage games and some TVs – a great space for groups, parties, league game nights, trivia, or just a fun place to hang out with friends.

The interior of the new craft taproom features a rustic industrial design that pays tribute to the area’s hard-working heritage who built this vibrant community.

Pure Hair + Beauty Lounge

Business owner and visionary, Stacey Spillum, worked with Bush Construction to develop “Utica & 56,” a modern commercial building to house three tenant spaces in addition to her studio, Pure Hair + Beauty Lounge. We worked hand-in-hand with Stacey to design Pure Hair + Beauty Lounge and two other tenant spaces. Features of the aesthetically pleasing building include an abundance of natural light and a modern, minimal design. We couldn’t be more pleased to help Stacey achieve her vision of a creative collection of spaces that compliment each other.

 

TBK Bank

TBK Bank, SSB, a subsidiary of Triumph Bancorp, Inc., opened its new Midwest headquarters in a brand new building on Grant Street in downtown Bettendorf, Iowa. The innovation-rich headquarters occupies approximately 36,000 SF, spans three stories, and features a custom fabricated staircase, open office workstations, collaboration areas, private offices, a large kitchen with café-style seating, and multiple conference rooms. The bank’s grand entrance balances security and comfort.

This interior-build out also includes custom wallpaper branding and high-end light fixtures, acoustic ceiling panels, and sound baffles. Two full-sized murals designed and painted by Quad City Arts youth participants are located off the second and third-floor elevator lobbies.

Edward Jones

The client, an Edward Jones financial advisor, was looking not only at having their own office space but also creating spaces to be leased to complementing businesses. Our design and construction teams worked with the client to realize a building that both satisfied their design requirements and fit nicely into the transitional area between commercial and residential spaces. We coordinated work with the client’s private contractor on their tenant fit-out to ensure a successful transition from building shell to tenant space.

The Captain’s Table

After a structure fire destroyed the Captain’s Table, a longtime Quad-City area restaurant located alongside the bank of the Mississippi River, Bush Construction worked with the owners to rebuild the 6,000 square feet restaurant and 2,000 square feet patio.

The project consisted of:

  • Reworking the sites and stabilizing the soils of the new building’s footprint.
  • Pouring and stripping new concrete parking lots.
  • Installing concrete ramps and pouring stairs that lead into the building.
  • Installing a small deck for the entrance to the kitchen and a riverfront patio/deck for outdoor dining, built using large glulam beams and composite deck boards.

Bush Construction also installed two complex door systems called Win-Dor folding doors. These door systems lead to the large dining patio. On the exterior of the building, we installed fiber cement siding, metal fascia, metal soffit, a flat TPO roof, and a shingled roof. The indoor dining areas consist of LVT floors, painted walls, and painted wood siding and exposed ceilings with painted duct.

The main entry has a storefront vestibule/waiting area with a custom hostess stand. The bar also includes custom waiter stations, bar top, and shelving for behind the bar. To complete the bar area, Bush Construction installed painted wood siding and cedar wood ceilings.

Lastly, the state-of-the-art commercial kitchen includes a keg cooler and a large cooler for food storage with a freezer on the inside as well. The finishes include FRP walls, acoustical ceiling tiles on the ceiling, and Protect All flooring. The kitchen also includes a massive 35-foot vent hood hanging above the cooking area.
