Iowa American Water

Iowa American Water employees needed room to breathe. The former location was coming up on a 20 year building anniversary, and the growing number of staff were cramped.

The design-build team at Bush Construction developed a solution that fit their needs: DOUBLE IT. The new warehouse is 41,000 total square feet, whereas the old building was only 19,400.

Nestled on 30 acres, this newly constructed operations facility features designated spaces for both office and warehouse material handling. Management, administrative staff, and service staff can now work together under one roof in multi-functional spaces. The modern facility also includes a multi-use training room, expanded parking, and a convenient wash bay within the truck bay area. The design has been carefully thought out by our design experts, with the intent of advancing current operations and supporting future growth on this property.

Cardiovascular Medicine – Moline

With top-notch patient care, Cardiovascular Medicine of Moline was growing at a rate that their existing facility could not keep up with. They were short on exam rooms, offices, and parking. CVM came to Bush Construction to deliver a turnkey construction project. Our full-service process included design, as well as pre and post-construction. The two-story addition included exam rooms and office space on the first floor and conference spaces, a sleep study lab and additional office space on the second floor. In addition, 121 additional parking spaces were added to the existing properties.

We were proud to help CVM make history as a part of this expansion project. One of new exam rooms became the home of the first Cardiac PETCT Omni Scanner in the USA! This technology makes it possible to better monitor therapy by showing smaller and clearer details.

Bush Construction worked closely with the CVM team during construction as they were still providing care to clients. Disruptions were kept to a minimum through thorough communication and work completed during non-business hours. Creative problem-solving was a must when faced with supply chain challenges during the life of this project. Our strong relationships with Tri-City Electric and Crawford Company allowed us to acquire temporary units and gear allowing CVM to remain operational, conducting business as usual.

Rock Island-Milan School District 41 | New District Office and Production Kitchen

Itโ€™s out with the old, and in with the new! The Rock Island โ€“ Milan School District #41 came to us with three main goals for their brand-new administrative center: unify staff, accelerate food production, and create more storage space.ย 

After years of operating in an old, cramped, and energy inefficient space, Bush Construction delivered a 35,000 new-build administrative center comprised of a district office (18,000 SF), a warehouse (11,000 SF), and a food production area (6,000 SF).ย 

The one-level layout improves accessibility and ease of use for the multi-purpose building. To increase security and privacy for staff, a brand-new secure entryway was installed. ย ย ย ย 

After previously working out of multiple small kitchens in different locations, a centrally located production kitchen was essential to the district.ย The new top-of-the-line, high-performance kitchen will allow the nutrition services team to prepare more than 4,000 meals per day with increased quality and efficiency. ย 

The new space will serve as a gathering space for students, staff and community alike.

Rock Island High School

The near-century-old Rock Island High School has new life after a renovation/addition of more than 60,000 square feet. The $10.8 million project required a complex reconfiguration of the main floor including a relocation of the main office, nursesโ€™ office, administrator, and athletic director offices to improve overall flow and accessibility. The adjustments required an addition to the existing building.

A major transformation to the schoolโ€™s main entryway creates a modern and welcoming first impression while enhancing security measures. Just inside, students can now enjoy a college-like atmosphere with a new and improved cafeteria as well as lavished common areas to socialize, study and relax.

Rockyโ€™s exterior also got some much-needed attention including safety and efficiency upgrades to the pick-up/drop-off areas, expanded staff parking, and new outdoor courtyard spaces to enjoy. The library and various classrooms throughout the school were also renovated.

As school was in session for the majority of construction, our team coordinated closely with officials to ensure as little disruption as possible to staff and students.

Mid-America Carpenters Regional Council (MARC) Quad Cities Campus

We love it when we get to build from the ground up! Thatโ€™s exactly what we were able to do for Mid-America Carpenters Regional Council (MACRC). The new two-facility complex in East Moline, IL consists of a state-of-the-art training center and a new union hall office building.

The 65,000-square-foot training center will serve its 2,000 union members and apprentices in the Quad Cities and the State of Illinois. The training building features functional classrooms and shop areas which were designed with a special attention to detail between the carpenters and millwright training areas. The carpentry space features beautiful wood finishes and textures, while the millwright side has more of an industrial machinery feel.

The two-story administrative facility includes offices, conference rooms, a cafeteria, and a 250-seat meeting room which will be used for union and public events.

Marion Public Library

After the 2020 derecho tore through Marion, Iowa, the already aging Marion Library took on damage. We were thrilled to partner with the Marion Public Library to build a new library across the street from the original location. The design of the new space was not just a warehouse for books, but an active place and community hub for the city of Marion where people of all ages can congregate and learn.

The two-story, 50,000-square-foot library features modern, open spaces with floor-to-ceiling windows, giving a bright and welcoming feel. The first floor includes a large community room with a demonstration kitchen for meetings, classes, and other programming, as well as a cozy reading area with a double-sided fireplace.

With special attention to cater to families with young children, the second story features various spaces that function for the entire family unit including adult workstations with conjoining playpens, an indoor playground area, and a childrenโ€™s programming room.

Other notable spaces include a second-floor terrace, various tech spaces, study rooms, and conference rooms. โ€œI think this library will be a model for all libraries in the future,โ€ said Marion Mayor Nick AbouAssaly. We sure think so, too!

Northwest Bank | Hungry Hobo

Bush Construction delivered this design-build retail project as a new single-story, wood-framed commercial building designed to complement the existing structures on the property and fit seamlessly within the surrounding area. The development serves as an additional Hungry Hobo location and includes a tenant-ready shell space planned for future leasing.

The ownerโ€™s priority was to create flexible retail spaces that would attract complementary businesses and support long-term leasing potential. The building was designed with adaptability in mind, allowing for efficient tenant build-outs as future occupants are secured.

Despite delays caused by late city approvals, Bush Construction collaborated closely across design and construction teams to recover the schedule and meet the ownerโ€™s aggressive completion date. Through proactive planning, internal coordination, and creative problem-solving, the project was successfully delivered on time and ready for tenant occupancy.

Wilson Lofts

The historic Wilson Building originally built in 1914 has been redeveloped into a mixed-use development with 33 residential rental units and approximately 5,025 square feet of first-floor commercial space facing 5th Avenue South in downtown Clinton IA.

The $11.45 million historic adaptive-reuse, mixed-use development will preserve and transform the Wilson Building into loft units and one and two-bedroom rental units ranging in size from 483 to 1,224 square feet. The remodel included structural repair to the exterior brick & terracotta. On the interior, all utilities were demolished and replaced. Apartments were shaped using as many original walls as possible, even keeping the original corridor doors where present. Windows were replaced with new, historically accurate units. We worked closely with the design team and the State Historic Preservation Office in order to keep the remodel as historically accurate as possible.

 

Will Hall and Law Building

In the spirit of historic preservation and adaptive reuse, Bush Construction completed the renovation of the Will Hall and Law Building in downtown Aledo, Illinois. The project transformed the building into three commercial storefronts on the main level, with short-term rental (Airbnb) units on the second floor, breathing new life into a key downtown structure.

At the same time, Bush Construction also completed the historic renovation of the Carnegie Library in Aledo, originally built in 1915โ€“16. The landmark library served generations of community members before closing in 2019 and was carefully restored to honor its legacy while supporting new uses.

As part of the broader downtown revitalization effort, the storefronts of the Perryton Law Building were restored to reflect a more historically accurate appearance. Bushโ€™s design team prioritized preservation details while developing plans for commercial space on the first floor and tenant space on the second floor.

This project required completion within a strict timeline. Through detailed planning, strong communication, and close coordination with trusted trade partners, Bush Construction successfully delivered the renovation on an aggressive scheduleโ€”supporting both historic integrity and economic reinvestment in downtown Aledo.

SAU Assumption Wrestling

To accommodate the first-ever wrestling team at St. Ambrose University, Bush Construction completed the new wrestling training facility. The project includes menโ€™s and womenโ€™s locker rooms, four offices for the coaching staff, and three full-size wrestling mats. Assumption High School will also be utilizing this space for their wrestling team needs.
