Two Towers Housing

We were proud to partner with the Greater Metropolitan Area Housing Authority of Rock Island County (GMAHA) on a transformative renovation of four residential buildings: two high-rise towers and two duplexes serving hundreds of community members in Silvis and East Moline, Illinois through the HUD RAD program.

As both the development and construction partner, Bush Construction supported HUD financing, multi-agency coordination, and comprehensive planning to ensure compliance and protect critical funding at every stage.

What makes this project truly unique? Every building was fully occupied.

Our team completed renovations floor-by-floor, working hand-in-hand with GMAHA and building representatives to minimize disruption and maintain a safe, comfortable environment for residents.

Clear communication, careful planning, and respect for the people who call these buildings home are driving every step of the process. This complex, multi-agency project was ahead of schedule and under budget, even as we navigated structural surprises, resident-driven design adjustments, and alignment across HUD, LIHTC, and IDA requirements. The result: upgraded accessibility, enhanced safety, and improved comfort for every resident.

Warren Place (Duplexes)

A full refresh focused on safety, durability, and comfort: 

  • Foundation wall repairs

  • New siding, masonry pointing, exterior paint, and windows

  • Upgraded roofing system with architectural shingles, vented soffits, fascia wraps, gutters, and downspouts

  • Fully updated kitchens and bathrooms with new cabinets, countertops, appliances, fixtures, and accessories

Warren Heights (Duplexes)

Modern upgrades that enhance curb appeal and interior living spaces:

Green House Venture: Urban Agriculture Education Center

Bush Construction is honored to serve as the design-build partner for the Green House Venture Education Center – a visionary project that blends sustainability, education, and community impact. Located in St. Louis’ historic Shaw neighborhood, this 9,500-square-foot facility is the capstone to the Green House Venture (GHV) campus and a cornerstone for STEM and bioscience education across the region.

As both designer and builder, Bush Construction worked closely with GHV from day one to translate their mission into a dynamic, forward-thinking facility. Every element of the design reflects a shared commitment to hands-on learning, environmental stewardship, and access to cutting-edge agricultural technology.

As Sarah Gibson, Bush Construction’s Director of Design in St. Louis, shared during the groundbreaking ceremony:
“It is one thing to design and build a building, but it is another to rally a community, a city, donors and volunteers behind a vision. Just like planting a garden, many times we see the bounty but forget about the effort it took to get the soil mix right… The Green House Venture has planted seeds over the past several years, spread them widely, and changed planting strategies to benefit the vision and increase the impact when called for.”

The Education Center features:

  • A state-of-the-art greenhouse with aquaponics, vertical farming, and rooftop rain gardens

  • Flexible classrooms and lab space designed for bioscience and nutrition curriculum

  • A demonstration kitchen, multi-purpose gallery, and gathering areas for both students and the community

  • Integrated media technology enabling live-streamed instruction and regional outreach

  • Sustainable infrastructure including solar readiness, rainwater harvesting, and energy-efficient systems

Our team prioritized universal design principles and long-term sustainability throughout—from concept to construction—ensuring the center is accessible, adaptable, and built to serve generations of students.

Slated to open in Fall 2026, this project embodies Bush Construction’s ability to deliver complex, community-centered spaces through a fully integrated design-build approach. We are proud to help Green House Venture bring their bold vision to life and build a platform for future leaders in science, agriculture, and wellness.

River Bend Food Bank

River Bend Food Bank was facing a good problem – they were running out of space for their daily operations!

Our team constructed a 10,000 square foot addition to the existing building to expand office space. We also added a small office within the warehouse to streamline the shipping process. Additionally, a new parking lot was built to accommodate volunteer and employee parking.

The project was carried out in multiple phases to ensure uninterrupted business operations. Firstly, we installed the new parking lot so the old one could be replaced to make room for the office space addition. After completing the addition, the office staff moved into the new space, allowing us to demolish the old office area and create more warehouse and volunteer space.

Notably, the water service for the project had to be adjusted to meet a city requirement for a fire hydrant located on the other side of the railroad tracks. While this modification initially posed a significant cost burden to the owner, our team found an alternative method to install the hydrant, resulting in substantial cost savings.

Green House Venture

The Green House Venture (GHV) is an educational and community resource that synergizes the interests of multiple institutions in South St. Louis city in their search for more robust STEM/STEAM education. The Venture brings Saint Louis University together with four elementary schools, each with its own distinctive mission and character –public, charter, parochial, Christian-in a single Urban Education Alliance District. It will offer hands-on learning opportunities for schools in a building that is itself a model for sustainability and urban agriculture. In conjunction with the SLU Salus Center, it will offer outreach and food distribution programs to benefit the community. In addition, the Venture will be a new, iconic building for the neighborhood, demonstrating that green architecture and urban agriculture are not simply trendy or ad-hoc solutions, but vibrant and lasting visions for the future of living in cities.

The 10,000sf facility includes indoor and outdoor classrooms, bio-lab space, a gallery, growing spaces, and office and support areas. The growing spaces include indoor and outdoor areas to demonstrate the potential for year-round food production, and encompass 5 distinct areas: SMOS Dragon’s Garden, a lesson in the remediation of urban land; the main greenhouse and aquaponics gallery for understanding growing in small ecosystems; the hydroponic roof garden, demonstrating the ease of adapting lightweight roof gardens for home use; the courtyard, a series of trellised fruit trees and growing towers; and the embankment garden, a 2-block reclaiming of unused land adjacent to the highway for urban agriculture and native plants.

YWCA Rock Island

YWCA of Rock Island partnered with Bush Construction to deliver a three-story, multi-use education and community facility designed to expand access to high-quality childcare while supporting the long-term needs of children, families, and the broader Rock Island community.

The new building replaces the YWCA’s former 24,000-square-foot facility with approximately 64,000 square feet of modern, purpose-built space—nearly tripling capacity. A planned rooftop patio expansion will further increase the facility to 72,000 square feet, creating additional opportunities for community programming and events.

Expanding Childcare Capacity Through Education-Focused Construction

A primary driver of the project was the YWCA’s need to significantly increase affordable childcare capacity in a safe, secure, and welcoming environment. Bush Construction delivered a modern facility that supports early childhood education through well-equipped classrooms, in-room restrooms, enhanced security systems, and flexible spaces designed around daily operations.

By aligning construction with program needs, the new facility enables the YWCA to serve more families while maintaining high standards for safety, supervision, and learning environments.

A Multi-Use Facility Designed for Learning, Wellness & Community

Beyond childcare, the new YWCA facility was designed as a comprehensive education and wellness hub, supporting youth development, family services, and community engagement under one roof. The building integrates fitness, education, and gathering spaces in a way that allows programs to operate simultaneously and efficiently.

Key program spaces include:

  • Secure, modern childcare and classroom environments

  • Fitness and wellness areas, including a gym and indoor aquatic center

  • Administrative offices and conference rooms

  • A full-service kitchen supporting community programs

  • Interior play and gathering spaces designed for year-round use

This integrated approach allows the YWCA to expand services while maximizing operational efficiency and long-term flexibility.

Funded through strong community support and generous donors, the project reflects a shared commitment to investing in education, childcare, and community well-being. Bush Construction supported the YWCA throughout the process, helping translate mission-driven goals into a durable, future-ready facility that will serve Rock Island families for decades to come.

Mid-America Carpenters Regional Council (MARC) Quad Cities Campus

We love it when we get to build from the ground up! That’s exactly what we were able to do for Mid-America Carpenters Regional Council (MACRC). The new two-facility complex in East Moline, IL consists of a state-of-the-art training center and a new union hall office building.

The 65,000-square-foot training center will serve its 2,000 union members and apprentices in the Quad Cities and the State of Illinois. The training building features functional classrooms and shop areas which were designed with a special attention to detail between the carpenters and millwright training areas. The carpentry space features beautiful wood finishes and textures, while the millwright side has more of an industrial machinery feel.

The two-story administrative facility includes offices, conference rooms, a cafeteria, and a 250-seat meeting room which will be used for union and public events.

Vera French Carol Center

The work on the Vera French Carol Center included the construction of a Workforce Recovery Center addition to add space for:

  • A New “Front Door” & Elevator to make the Carol Center more inviting and accessible
  • Expansion of Supported Employment with additional staff and training space
  • Co-Location of Partners for Workforce Recovery potentially including Iowa Workforce Development, Vocational Rehab, transportation providers, childcare providers, & Veterans Administration.
  • Provision of Retail Space for Businesses to staff persons re-entering the workforce and possibly retail space for startups run by entrepreneurs through the Carol Center Clubhouse.

Eagle View Community Health

Our team at Bush Construction worked with IDEA Architecture and remodeled an old theater into a healthcare facility for Eagle View Community Health. This health clinic is a full-service health center offering medical, dental, behavioral heath, and substance use services. To provide this range of treatments the building includes exam rooms, dental hygiene stations, counsel offices, and includes an in-house medical lab.

 

Humility of Mary Homes & Services

Humility of Mary Homes and Services operates a day and night shelter for adults who face an urgent housing need. Bush Construction was selected to renovate the building’s entryway. We installed an enclosed front desk area with security windows and separated the donation drop off area from the day room. In addition, we installed new flooring, doors, hardware, casework, and painted the walls.
