Two Towers Housing

We were proud to partner with the Greater Metropolitan Area Housing Authority of Rock Island County (GMAHA) on a transformative renovation of four residential buildings: two high-rise towers and two duplexes serving hundreds of community members in Silvis and East Moline, Illinois through the HUD RAD program.

As both the development and construction partner, Bush Construction supported HUD financing, multi-agency coordination, and comprehensive planning to ensure compliance and protect critical funding at every stage.

What makes this project truly unique? Every building was fully occupied.

Our team completed renovations floor-by-floor, working hand-in-hand with GMAHA and building representatives to minimize disruption and maintain a safe, comfortable environment for residents.

Clear communication, careful planning, and respect for the people who call these buildings home are driving every step of the process. This complex, multi-agency project was ahead of schedule and under budget, even as we navigated structural surprises, resident-driven design adjustments, and alignment across HUD, LIHTC, and IDA requirements. The result: upgraded accessibility, enhanced safety, and improved comfort for every resident.

Warren Place (Duplexes)

A full refresh focused on safety, durability, and comfort: 

  • Foundation wall repairs

Iowa American Water

Iowa American Water employees needed room to breathe. The former location was coming up on a 20 year building anniversary, and the growing number of staff were cramped.

The design-build team at Bush Construction developed a solution that fit their needs: DOUBLE IT. The new warehouse is 41,000 total square feet, whereas the old building was only 19,400.

Nestled on 30 acres, this newly constructed operations facility features designated spaces for both office and warehouse material handling. Management, administrative staff, and service staff can now work together under one roof in multi-functional spaces. The modern facility also includes a multi-use training room, expanded parking, and a convenient wash bay within the truck bay area. The design has been carefully thought out by our design experts, with the intent of advancing current operations and supporting future growth on this property.

Rock Island-Milan School District 41 | New District Office and Production Kitchen

It’s out with the old, and in with the new! The Rock Island – Milan School District #41 came to us with three main goals for their brand-new administrative center: unify staff, accelerate food production, and create more storage space. 

After years of operating in an old, cramped, and energy inefficient space, Bush Construction delivered a 35,000 new-build administrative center comprised of a district office (18,000 SF), a warehouse (11,000 SF), and a food production area (6,000 SF). 

The one-level layout improves accessibility and ease of use for the multi-purpose building. To increase security and privacy for staff, a brand-new secure entryway was installed.     

After previously working out of multiple small kitchens in different locations, a centrally located production kitchen was essential to the district. The new top-of-the-line, high-performance kitchen will allow the nutrition services team to prepare more than 4,000 meals per day with increased quality and efficiency.  

The new space will serve as a gathering space for students, staff and community alike.

 

Marion Public Library

After the 2020 derecho tore through Marion, Iowa, the already aging Marion Library took on damage. We were thrilled to partner with the Marion Public Library to build a new library across the street from the original location. The design of the new space was not just a warehouse for books, but an active place and community hub for the city of Marion where people of all ages can congregate and learn.

The two-story, 50,000-square-foot library features modern, open spaces with floor-to-ceiling windows, giving a bright and welcoming feel. The first floor includes a large community room with a demonstration kitchen for meetings, classes, and other programming, as well as a cozy reading area with a double-sided fireplace.

With special attention to cater to families with young children, the second story features various spaces that function for the entire family unit including adult workstations with conjoining playpens, an indoor playground area, and a children’s programming room.

Other notable spaces include a second-floor terrace, various tech spaces, study rooms, and conference rooms. “I think this library will be a model for all libraries in the future,” said Marion Mayor Nick AbouAssaly. We sure think so, too!

Humility of Mary Homes & Services

Humility of Mary Homes and Services operates a day and night shelter for adults who face an urgent housing need. Bush Construction was selected to renovate the building’s entryway. We installed an enclosed front desk area with security windows and separated the donation drop off area from the day room. In addition, we installed new flooring, doors, hardware, casework, and painted the walls.

Bettendorf Community School District | Mark Twain

The Bettendorf Board of Education approved a six-year facility plan that included demolishing the 62-year-old Mark Twain Elementary School and building a brand new space to house both Mark Twain and Thomas Jefferson students.

Mark Twain’s new 21st-century facility includes a learning stair, natural lighting with windows overlooking Duck Creek, learning pods, collaboration areas, a secure entrance, a new gym, library, and common areas. The new school is adjacent to the old school, which has been demolished for additional parking, playground and green space.

In addition, Bush Construction donated two custom shelves that team members thoughtfully fabricated out of a salvaged beam from the original school. Now, students, faculty and staff will be able to carry memories from their former school to their new school.

At the ribbon-cutting, Mark Twain Elementary halls were filled with joy and excitement. “It’s a new beginning. It’s a start for all of us in a brand new building. We’re excited to dig in and teach and learn in a new facility,” said Caroline Olson, Principal at Mark Twain.

In addition, Adam Holland, School Board President for Bettendorf Schools and Assistant Vice President, Commercial Banker at Northwest Bank said, “The team at Bush Construction did an outstanding job as the CM for our new Mark Twain Elementary School. From the moment we began the process, they were not just a hired firm, but a partner in every step of the process. Any issues that arose throughout the process were communicated in a timely manner and solutions were provided as well.”

According to the school’s fact sheet, the new school design brings more space, more light, more community use, and more flexible learning opportunities for the Bettendorf community.

City of Davenport Police | Station Firing Range

The City of Davenport project included a build-out of a new firing range and restrooms in the basement of the Davenport Police Station. The firing range features soundproofing and a special filtration system to remove lead particles from the air. The facility also includes a bullet-containment system, bullet-resistant glass, epoxy flooring, tectum panels, HVAC, and electrical upgrades.

Rock Island Arsenal | Building 250

Building 250 on the Rock Island Arsenal was a vacant, deteriorating building that required extensive renovation in order to make it ready for industrial use. Bush Construction was able to work with the Rock Island Arsenal Development Group (RIADG), a group that represents a public/private partnership, whose mission is to provide civilian businesses a cost-effective option while restoring existing, un-utilized government buildings.

The renovation of this historic facility began by coordinating with the owner’s abatement contractor to develop a phased start to the project as the abatement and remediation efforts were carried out. Historic preservation guidelines needed to be in followed during the major building envelope modifications. New office spaces, a break room, restrooms, and a locker room were also added.

Bush also faced a myriad of changes to the original scope of work, over the course of this project, including the discovery of deteriorating pyro-bar roof panels, which necessitated their replacement, and the replacement of a large area of woodblock floor with a hardened, reinforced concrete topping. Bush Construction accommodated these significant changes to the project with schedule modifications and were able to overcome these conditions, turning the vision of the RIADG into reality.

Vander Veer Park | Enabling Garden

Vander Veer Park Enabling Garden is a 3,000 SF project that created an accessible garden for people of all ages and physical abilities. This garden featured raised flower beds and serpentine shaped concrete planters with sandblasted finishing, accessible paths, a pergola, water feature, custom-made western red cedar fence, teak wood cabinets and doors, wrought iron gates and various flowers & plants that appeal to all of the senses.

This unique project allowed Bush Construction to work with the City of Davenport, a client we have worked closely with in the past. The Garden required a high level of communication at all times amongst Bush Construction, the City of Davenport, the design team, and all of the subcontractors and suppliers performing work on the project.

Bush Construction takes pride in our involvement with the Enabling Garden, as it was designed to improve and maintain the physical, mental, and social health of those who utilize it. Our strong ties and involvement in our community make projects such as the Enabling Garden extremely gratifying.
